Layne Farm

This turn of the century farmhouse was in need of significant upgrades and new functional spaces in order to meet the desires of our client. Where new additions were introduced we needed to sensitively blend them in with the existing structures. The original farmhouse needed to remain as the focal point when approaching the property and also when viewing each side. The new design includes several elements that are linked together creating a cohesive organization and circulation pattern. Included in these new elements is a connector which provides an enclosed link between house and garage. Within this connector resides a new multi functional mud room, new laundry, full bathroom, pantry and screen porch. The screen porch, laundry and bath is positioned to provide quick access from the swimming pool. We have also extended an existing gable on the swimming pool side to house a large modern kitchen on the first floor and craft room above on the second floor.
These two spaces become a focal point element with the kitchen enjoying continuous windows on three sides.

On the opposite side of the new kitchen we have introduced another connecting element which leads to a large great room.
Anchoring the great room on the far wall is a brick fire place with a 5' wide hearth. Although the adjacent grade drops away quickly we have provided exterior access from the great room onto a new stone terrace. Above the great room on the second floor is the new master suite. Also on the second floor are renovated spaces containing a new laundry, full bath and the previously mentioned craft room. Aesthetically the new additions compliment the existing structures thru matching detail, materials and color palette.
