Located in the coastal Maine sand dune system this shingle style beach cottage is designed as a vacation house for out of state clients. The property presented us with numerous Shore Land Zoning and Maine Department of Environmental Protection issues. In addition there is also a pre existing paper street right of way on the property that we couldn't intrude upon with any new development.
Our resulting design is comprised of 3 levels with each interior space able to take advantage of sweeping ocean views.
The lowest level contains the main entry, laundry, mechanical space, common living room and 3 bed rooms. The middle level serves as the main living floor and contains living, dining, kitchen, and media space over the garage below. The upper most floor is dedicated solely to the Master Suite. There are numerous exterior decks and porches to relax and take in the beautiful ocean views in multiple directions.
