A seasonal shingle style residence on a coastal bluff with commanding ocean views. Our biggest challenge was contending with Shore Land zoning constraints including the 30% expansion rule for area and volume. The resulting design conforms to all of the zoning constraints, is much less non conforming than the structure it is replacing and accommodates all of our clients programmatic requirements.
Spatially the house includes casual open living spaces on the first floor and 4 bed rooms on the second floor along with an office space. There is a roof top deck that opens takes advantage of easterly ocean views and westerly cove views. One can enjoy sunrises and sunsets from this awesome deck space.
