Situated above rock outcroppings on the Maine coast this cottage style residence takes full advantage of sweeping ocean views. An existing house was removed to accommodate the new structure and the compactness of the site challenged us with the allowable building envelope and shoreland zoning restrictions. The resulting design maximizes what is allowed from a lot coverage and height point of view. The main level containing the Great Room and Kitchen is visually open to each other and flows out to a generous ocean facing exterior deck. The main level also contains a Guest Bed Room and supporting spaces.
The second floor contains the Master Suite with it's own private sitting deck and two supporting bedrooms which share a full bath. A walkout basement on the ocean facing ground level includes a finished Family/ Media room, Bathroom, Laundry and work shop. The lower covered deck space includes an exterior bar for entertaining.
